Property prices in Sofia rise 25.5% in a year

The average price of apartments sold in Sofia in the third quarter of 2025 reached €2,310 per square metre, marking an annual increase of 25.5%, according to data from Bulgarian Properties.


While new developments remain popular, limited supply and high prices have shifted some demand towards alternative properties and locations, according to an analysis cited by BTA. Modern residential complexes in towns surrounding Sofia are also becoming increasingly popular.


The Sofia districts with the highest number of transactions were Banishora (€2,210/sq m), Malinova Dolina (€2,010/sq m), Krastova Vada (€2,300/sq m) and Manastirski Livadi (€2,600/sq m). Three-bedroom apartments accounted for 42% of sales, primarily due to the shortage of two-bedroom units in new projects, which sold out early in the construction phase.


Both buyers and sellers are currently adopting a wait-and-see approach in anticipation of the introduction of the euro, according to the Bulgarian Properties analysis.
